Rental Application FAQ’s
Do you run credit checks?
Yes. The acceptable score depends on the property you are applying for and the requirements the owner of that property has set. You will be asked to authorize a credit check through an email from Buildium when we run your credit. If you do not authorize the check your credit will not be run.
Do you run background checks?
Yes we do, therefore we need each adult in the household to turn in a separate application for the property you are applying for.

Do I have to see house before I move in?
Yes, we require you to tour the property before we can make you an offer. We want to make sure you are happy with the condition of the property before you pay the deposit. You can schedule a showing online.
How much do I have to make to rent the property?
Generally we require the household to demonstrate at least 3 or more times the rent in before-tax monthly income to qualify for a property. For example, if your rent is $1000, you would need to demonstrate $3000/month income before taxes. We do consider cosigners if the household does not make enough income to qualify. Cosigners need to apply and send in their id and income documentation.
Do you allow pets?
It depends, each property owner sets their own regulation on this. If we do allow, there is a 2 pet limit and a $25 per month non-refundable fee for each pet. We are not able to accept pit bulls.
Can we break up the deposit?
This is considered on a case by case basis and is at the discretion of the owner of each property.
How long will you hold a property with a security deposit?
Up to 30 days. If you would like us to hold longer, then we will need to get the OK of the property owner. We can take the property off the market when we have the security deposit. We can take the deposit only when you have been offered the property, and home is shown and listed online until we have the deposit.
What are the terms of the lease?
We generally do 12 month leases, although there are times where we will consider a 6 month or even as short as 3 months with a premium.
Is there an application fee?
The fees will be $20 per adult in the home and will be due prior to us processing the application. You can either drop off the payment at the time of the showing, at our office ,or pay online when you submit your application. The maximum for a household is $40.
Is the neighborhood I am moving to or looking at houses in safe?
We do not keep or monitor crime statistics. We recommend that you search the internet and contact the local authorities to find out information about the neighborhood you are considering to see if it is the right fit for you and your family.
I’m moving to the OKC Metro from out of town. What should I do?
We ask you to send in your current pay stubs, as well as the offer letter from your future employer. We also ask you to set up a showing to view the property. If you are unable to do so, we recommend a friend asking to tour the property on your behalf.
Do you require a Move In Checklist after move in?
Yes, tenants are required to submit a move in checklist within 7 business days after they move in. The checklist can be submitted online through a Google form here. Or you can download the checklist here and email back to email@example.com.
